Client’s Instruction for Design Brief
The Designtech team puts down the design brief which is the basic specification of the project from the client. It is important to have the document ready to put the designing frame in the right direction for efficient progress. The document recapitulates the major points.
Scope of work
- Timeline of the project
- Customer to be serviced
- Competitor Information
- Basic data and information about the project
- Outlined budget for the project
Site Evaluation and Environmental Impact
Site Evaluation and the Grading of the site is of utmost importance to verify if the site is safe for any kind of construction work. The investigation includes
- Analyzing the quality of soil on the site if it is soft or loamy
- Quality of Groundwater needs to be checked
- Depth at which the Groundwater is available
- Contaminants in the soil need to be tested to check if remediation is needed
- Is municipality water and sewage available in the vicinity of the project
- If the site is in a soil erosion area
- How far is the project from the major railway station, airport and bus services
- To check if there is a stream or river in the area
- If the land is a protected animal reserve area
A comprehensive evaluation of the project helps the Designtech architect and the client to avoid compliance issues in the future.
Design and Site Development
Topography is an important element to be analyzed in architectural design in site development. It needs to be analyzed if the site is flat or has a slope. A land with slopes might have difficulty getting access to the sun. Houses or buildings facing certain directions in cases would have minimal access to the sun. An extra budget would need to be allocated for excavation or filling up of the land.
Natural vegetation is one of the biggest assets available to man while developing a site. Growing greenery helps in creating an energy-efficient design. Landscaping might take time but a good idea about the plant life of the site makes things easy for the designer.
Available infrastructure in and around the site of the construction needs to be studied in detail. This would entail the study of the sewage system around the project, water supply in the area, electricity supply, communication network, transportation to the nearest airport, railway station, and the availability of shopping areas for the customers interested in investing in the project.
If a project has one or more existing buildings on the site. It is always wise to make a study of the existing infrastructure. This would include grading the project on the following basis.
- Suitability of the building in the upcoming project
- Load Bearing Capacity
- Earthquake Resistance
- Fire Safety
- Energy efficiency
Long-term climatic conditions are taken into consideration while a project is designed by the Designtech team. The designs need to be consistent with the climatic condition of the area. Some of the important factors taken into consideration are
- Average Temperature in the area
- Soil Temperature
- Sunlight intensity
- Average Rainfall in the area.
Different cultures perceive different designs differently. Many colours and symbols are interpreted differently by many sects of society. It needs to be understood clearly who the target customer is and their expectation from the project. These small changes tend to influence the customer in many ways. A good design creates a cross-cultural experience that is simple and ornamented in ways that influence people of different cultural diversity.
It entails a step-wise study of the strength of the buildings to be constructed. Detailed load analysis is made by the engineers of Designtech. The building will have to bear stress like the wind velocity in the area and the overall capacity of stress needs to be assessed which the building will have to undertake. It is the intention of the designer to create a structure that is strong enough to uphold the stress applied to it over a large period of time. Before adding any aesthetic appeal to the structure, it is the duty of the structural engineer to see the structure is strong enough and stable. This is applied to all buildings, mounting towers, bridges, tunnels, etc. The engineers suggest the use of different construction materials to make the structure safe, eco-friendly, and pocket friendly for the end-user. It provides critical information regarding the flooring, beams, quality of material to be used in the structure to ensure the safety of the project to be made. Optimal use of material needs to be made keeping the safety of customers in mind without adding extra cost to the end buyer is the job of the structural engineer. The safety of the end-user is ensured during the pre-designing process.
Sanitary, Sewage Design, and Water Supply
Sanitary and sewage design are important parts of the designing process. Plumbing is extremely important for the overall future health of any building. Poor plumbing design leads to rot and mold. Meticulous planning is need for plumbing in a building to keep up the hygiene level high. A decent percentage of the budget is earmarked to plumbing and sanitary work in a project. Supply and drainage of water in buildings is through pipes so proper needs tone laid out in a manner so that water supply and wastewater disposal is done efficiently. Proper disposal of wastewater so that it reaches the water treatment plant keeps the building free of foul smell and the atmosphere healthy. The Designtech team with their engineers makes effort to give good sanitation facilities for their customers. The designs are not only eco-friendly but also abides by the municipal rules governing the area. An efficient system of sanitation looks into
- Quality of pipes being used
- Use of Soil Pipes
- System of Sanitary Drainage
- System of Rainwater Drainage
Water supply is of utmost importance in anyone’s life. We need water for our own use and for the aesthetic appeal of any place. It plays a vital role in all urban projects. The age-old use of water stands even today however it has also taken up the place of ornamental appeal among the masses. The designing team needs to have a fair idea about the average water consumption of people and the water used for landscaping and other activities. A regular supply of water needs to be an important part of the design for the success of any project.
Electrical, electronic, communication system and design
Today is an internet-based world. We are at all times connected in one way or the other by to internet or high-speed broadband infrastructure through phone, faxes, videos, and telecommunication methodologies. Anywhere around the world or any remote location is incomplete without communication design. To make an infrastructural project flexible and integrate it with the outside world the concept of power and telecommunication needs to be established at the earliest. Electrical and telecommunication closets need to be established in any design at the onset to make the design functional and allow wireless phone and internet function to be easily accessible to the consumer.
At Designtech Electrical architecture is of utmost importance which starts as soon as the layout is finalized. Advance planning helps the designer in planning the interior layout of the building and prevents high-cost mistakes which are difficult to be undone once the installation is done. It is the aim of architects to design energy-efficient designs in which optimum usage can be achieved by the end-user.
Heating, Ventilation, and Air Conditioning Design
These are important parameters that need to be looked into while designing. The design is done in a manner in which they are cost-effective and energy-efficient which does not add the extra burden of cost to the customer. They work with cost-efficient and energy-efficient technology packages designed to suit the overall climatic condition of the area. So, the design depends on the weather condition and the location of the building or area of the project. They try working on a high-performance design that aligns with the potential future compliance standards to be followed in the area. Heating and cooling specialist are involved in Designtech at the blueprint level to alleviate the quality standard of the entire project.
Elevators and Escalators
The inherent part of all high-rise buildings today is the usage of elevators and escalators. The choice of the kind of elevators to be used would depend on the speed, the look, dimension, capacity, and the hoist mechanism in the mind of the architect. Usually, the freight, height of the building usually establishes the travel distance of the elevator which is kept in mind by the designers while selecting a machine to be deployed for the purpose. Hoistway dimension and minimum floor height are other pointers kept in mind during the design process.
Fire Detection, Fire protection, and Security system
A good architect keeps the pretext of fire safety in mind while designing an architectural outlay and thus integrates a fire alarm system in their design. Systems are developed internally in the design to detect any outbreak of fire in the building. Alarms alert the residents and occupants of the building to make a safe and early exit. As soon as smoke, infrared or ultraviolet radiation are sensed by the sensors the alarm gets activated initiating immediate evacuation of the building.
Periodic Inspection and Evaluation of Construction Work
Designtech undertakes periodic inspection of the construction site according to the stage of construction and as agreed in the contract. It is the job of the engineers to oversee that the construction falls in line with the agreed design plan and ensure the smooth functioning of the project. Each phase of construction has different outcomes which need to be monitored by the designer. The materials used are according to the planned specification mentioned. Quality of installations done and keeping a measure of its standard and specifications are part of the designers' job. A check is maintained on the contractor’s schedule. Designers play an important role in on-site waste management, maintaining environmental policy giving it an eco-friendly feel.
