The Designtech team puts down the design brief which is the basic specification of the project from the client. It is important to have the document ready to put the designing frame in the right direction for efficient progress. The document recapitulates the major points.

Site Evaluation and Environmental Impact

Site Evaluation and the Grading of the site is of utmost importance to verify if the site is safe for any kind of construction work. The investigation includes

  • Analyzing the quality of soil on the site if it is soft or loamy
  • Quality of Groundwater needs to be checked
  • Depth at which the Groundwater is available
  • Contaminants in the soil need to be tested to check if remediation is needed
  • Is municipality water and sewage available in the vicinity of the project
  • If the site is in a soil erosion area
  • How far is the project from the major railway station, airport and bus services
  • To check if there is a stream or river in the area
  • If the land is a protected animal reserve area

A comprehensive evaluation of the project helps the Designtech architect and the client to avoid compliance issues in the future.

Design and Site Development

Topography is an important element to be analyzed in architectural design in site development. It needs to be analyzed if the site is flat or has a slope. A land with slopes might have difficulty getting access to the sun. Houses or buildings facing certain directions in cases would have minimal access to the sun. An extra budget would need to be allocated for excavation or filling up of the land.

Natural vegetation is one of the biggest assets available to man while developing a site. Growing greenery helps in creating an energy-efficient design. Landscaping might take time but a good idea about the plant life of the site makes things easy for the designer.

Available infrastructure in and around the site of the construction needs to be studied in detail. This would entail the study of the sewage system around the project, water supply in the area, electricity supply, communication network, transportation to the nearest airport, railway station, and the availability of shopping areas for the customers interested in investing in the project.

If a project has one or more existing buildings on the site. It is always wise to make a study of the existing infrastructure. This would include grading the project on the following basis.

Structural Design

Fire Detection, Fire protection, and Security system
